10 Tips to Winterize your Co-op Building

Colder weather is fast approaching – and for some of us is already here! Preparing your co-op building for winter now can save you time, money, and headaches in the coming months. Dino Calogero, Senior Maintenance Coordinator at COHO Property Management Services has developed a list of the top ten things you can do now to prepare your co-op for winter weather.

  1. Clean your gutters. Clogged gutters can lead to damaged walls and even foundations. If your co-op has many leafy trees, you may need a second pass, even if you’ve already done this earlier in the year.
  2. Insulate pipes. Not only can insulation save your pipes from freezing (and the expensive clean up that can result), but it can also help lower your energy bills.
  3. Check your heating system. Don’t wait for freezing temperatures to make sure your HVAC is in good working order. Schedule an inspection now to ensure everything is in good working order.   4. Inspect your roof. Many leaks can be prevented by spotting potential problem areas early, especially after a big wind storm. Give your roof regular checks.
  5. Protect against pests. Ensure that garbage, recycling, and compost areas are kept clean and that little nooks and crannies are sealed up to protect against pests making themselves at home.
  6. Arrange for snow removal. Most municipalities have local laws requiring prompt clearing of sidewalks, and keeping common pathways clear of snow helps keep your neighbours safe. Even if you’re building contracts a service, consider having extra shovels on hand to help your neighbours dig out.
  7. Order sidewalk salt. Slip and fall accidents are serious. Ensure a plan is in place to keep walkways ice-free when the temperature dips and consider having extra on hand and accessible to members when needed.
  8. Winterize water systems
    • Exterior hose bibs: Turn off and drain exterior faucets to avoid frozen pipes and potential water damage.
    • Dry sprinkler systems: Inspect and prepare your sprinkler system for freezing temperatures to prevent costly damage.
  9. Put your garden to bed. Your winter landscaping needs will vary. Trim shubs and plants and add mulch as needed. A little effort now can ensure you’ll be well-positioned to enjoy a healthy garden in the spring.
  10. Check key batteries. Fall and Springtime cleaning is an excellent time to check the batteries on key devices like your smoke alarms, carbon dioxide detectors and digital thermostats.

Depending on your co-op’s setup, some of these tasks may fall under contracted services, while others might require volunteer efforts from members. Be sure to communicate roles and responsibilities clearly to keep your building and residents warm, safe, and dry throughout the season.
